Frequently asked questions about Floor Preparation
1. Why is floor preparation necessary for polished concrete and epoxy coatings?
Answer: Floor preparation ensures a clean, smooth, and defect-free surface, which is essential for proper adhesion, a flawless finish, and long-lasting durability. Without preparation, the final result may be uneven, prone to damage, or fail prematurely.
2. What tools and equipment are used in the preparation process?
Answer: Common tools include industrial grinders with diamond abrasives, shot blasters, scarifiers, vacuums for dust control, and hand tools for detailed work. For epoxy floors, moisture testing kits and crack-filling compounds are also used.
3. How is concrete surface damage repaired before polishing or coating?
Answer: Cracks, chips, and holes are filled with a concrete patching material or epoxy resin. Once repaired, the surface is smoothed to ensure the floor is even and ready for the next steps.
4. How do you test for moisture before applying epoxy coatings?
Answer: A moisture test (such as a calcium chloride test or relative humidity test) measures the moisture content in the concrete. If the moisture levels are too high, a moisture barrier or vapor barrier system may need to be applied.
5. Is surface preparation messy, and how is the dust managed?
Answer: While grinding and blasting can create dust, professional contractors use industrial vacuums and dust extraction systems to minimize mess and keep the work area clean.

Frequently asked questions about Moisture Vapor Barrier
1. What is a moisture vapor barrier, and why is it important?
Answer: A moisture vapor barrier is a protective layer designed to prevent water vapor from passing through surfaces like concrete, which can cause flooring damage, mold, and adhesive failure. It’s essential for ensuring the longevity and stability of your flooring system.
2. When should I use a moisture vapor barrier?
Answer: You should use a moisture vapor barrier when installing flooring over concrete or any substrate prone to high moisture emissions. It’s especially critical in areas with high humidity, basements, or newly poured concrete.
3. Can I apply a moisture vapor barrier myself?
Answer: No! moisture vapor barrier require proper surface preparation like grinding or shot blasting which open the pores allowing the moisture vapor barrier to soak in. In our experience, those who have tried have failed which causes the DIY'er to lose time, and money which can be painful. As the old saying goes " your either going to spend it now, or later, you choose" - Proper surface preparation and application techniques are crucial. For expert surface prep and installation of moisture vapor barriers, contact Monster Flex. Our knowledge and experience will save you time and money, guaranteed!
4. How do I know if I need a moisture vapor barrier for my floor?
Answer: If you are in Florida, chances are, you need a moisture vapor barrier. This is due to the high water table below the ground, and the constant raining in Florida. Concrete is like a sponge, and the moisture evaporates, which goes up and out of the slab. The moisture pushes up on a coating, which is usually the problem from bubbling in coatings. In any instance, Perform a moisture test on your concrete using a calcium chloride test or a relative humidity probe. If the moisture levels exceed the flooring manufacturer's recommendations, a moisture vapor barrier is necessary. ( trick of the Trade- We use a moisture barrier as an insurance policy for you and Monster Flex- Which is how we can actually GUARANTEE our floors)
5. Can a moisture vapor barrier prevent all moisture problems?
Answer: While a moisture vapor barrier significantly reduces vapor transmission, it does not address issues like standing water or hydrostatic pressure. Proper drainage and substrate preparation are equally important. Here's an interesting FACT in life- There is no such thing as "Always" - There will be some circumstances that you will be unaware of. That is why it's important to hire a professional Like Monster Flex, and why experience is key in this industry. Monster Flex and its Team is recognized as Knowledgeable Experts and understand the "in's & out's". 4. Is polished concrete slippery?
Answer: Despite its glossy finish, polished concrete is not inherently slippery. Its similar to rubbing your foot on a basketball court. There is a fast and quick "grip" . However, when bearfoot , and water is applied, the oils on the bottom of your feet create a slippery barrier which can cause a slip hazard. Also, if their is a significant amount of sand on the surface, the sand will act similar to " ball bearings" which create a sliding surface. Thats why its important to follow our recommendation on maintaining polished concrete. For more info on maintaining polished concrete, Click Here.
5. Can polished concrete be customized?

Frequently asked questions about Underlayments, Overlayments & Microtoppings
(Skim Coats)
1. What is a microtopping or overlay?
Answer: A microtopping is a thin layer of cementitious material applied over an existing surface to enhance its appearance, durability, or functionality. Overlayments are similar but may be thicker and used for more structural purposes, such as leveling uneven surfaces or providing decorative finishes. Microppings can be described as being the thickness of " a credit card" while still providing strength and durability, however, overlays are typically laid as minimal as 3/8" or more which provide a thicker and strong more durable floor.
2. What surfaces can microtoppings and overlayments be applied to?
Answer: They can be applied to various surfaces, including concrete, wood, tile, or drywall, as long as the substrate is properly prepared and structurally sound. They are most commonly used on floors, walls, countertops, and even outdoor spaces like patios. We use several different highly reputable manufacturers known for there quality products, and use several different " types" of overlay products for each application , or project/ situation. Every project is unique and requires a specific product for best results.
4. Can microtoppings and overlayments be customized?
Answer: Yes! Microtoppings and overlayments are highly customizable. They can mimic natural materials like stone or wood, incorporate decorative patterns, stains, or dyes, and achieve various textures or finishes (e.g., smooth, brushed, or polished). Monster Flex is trained & experienced in all applications of overlayments and micro toppings and holds certificates of achievement with several manufacturers. From Surecrete To Ardex, we are certified to help. When choosing an overlayment applications company it helps to have strategic partnerships and trained crews for overlayments. This is key to your projects success!
5. How long do microtoppings and overlayments last?
Answer: With proper preparation, installation, and maintenance, microtoppings and overlayments can last 10–20 years or more. Their lifespan depends on factors like traffic levels, environmental conditions, and the quality of the materials and installation. In most instances , they can even last a lifetime. Think of them as being a new " concrete Floor" as long underlying concrete foundation doesn't significantly crack, or fall a part, an overlayment will mimic the long lasting nature of original concrete foundations. They are a great investment to a new concrete slab at a much lower cost then concrete slab replacement.
6.How much do microtoppings and overlayments cost to install?
Answer: The cost of installing microtoppings and overlayments varies based on factors such as the project's size, surface preparation requirements, complexity of design, and geographic location, plus the clients expectations, wants and needs which can vary. On average, the cost for microtoppings, and underlayments ranges from $5 to $7 per square foot for basic installations, while decorative finishes, intricate designs, or higher-end materials like self level overlayments can increase the cost to $12 to $25 or more per square foot. Self Level overlayments that are poured at 1/2" with custom aggregate and including mechanical grinding and polishing with an epoxy and sand broadcast base coat typically range at the higher end of the market. This is do the the higher level of material cost, and the extensive labor, preparation, and skill level needed to complete such a high level project. However, micro toppings, skim coats, and simple leveling projects will range on the lower end of pricing because they require basic grinding, minimal prep, basic primer, and a basic 2 coat sealing process.
7. What's the difference between microtoppings, underlayments and overlayments?
Answer:
Microtoppings (Skimcoats):
These are ultra-thin layers (typically 1/16 to 1/8 inch) of cementitious material applied to create a decorative finish. They come in white, and gray colors. They’re used to resurface and enhance the appearance of concrete, offering a smooth or textured surface, often in artistic & sealed styles. They can be used to create patterns like stone, wood, or artistic designs. They don’t add significant structural strength or thickness. They can be compared to ( venetian plaster walls) which has trowel marks, and visual trowel strokes which will be inconsistent, or patternistic. They can be stained or integrally colored, and are typically sealed to achieve a matte, satin, or gloss finish which increase their durability, and aesthetic features. We always recommend reviewing a finished sample prior to installing in order to review the overall concept and customer approval. Seeing a sample will set your reasonable expectation, and improve the projects overall success for a happy customer!Underlayments:
These are thicker layers of material applied beneath a final flooring system (like tile, carpet, or hardwood). They serve as a smooth, level base, correcting imperfections and providing a suitable substrate for the finished floor. Underlayments are functional rather than decorative.Overlayments:
Overlayments are a " Self Level" cement product and are thicker than micro toppings and often decorative and typically used as ideal flooring foundation for mechanical polished concrete which uses a grinding, honing, and polishing technique. Overlayments which can range from 3/8th"- 2 inches ( depending on required thickness) can repair, level, or enhance existing surfaces. They combine function and aesthetics, offering strength and the ability to incorporate integral coloring for a more consistent color, or can incorporate staining for a " faux" artistic look. Overlayments are ideal for high-traffic areas or where durability and design are equally important.

Easy Maintenance: Simple to clean with soap, water, or a pressure washer—epoxy can't compete!
Long-Lasting Performance: Built for years of use without cracking, peeling, or fading.
